ปัจจัยที่มีผลกระทบต่อค่าใช้จ่ายในการก่อสร้างรีสอร์ทเชิงเขาที่จังหวัดภูเก็ต

Abstract

งานวิจัยนี้มีวัตถุประสงค์เพื่อการศึกษาปัจจัย ที่มีผลกระทบต่อค่าใช้จ่ายงานก่อสร้างอาคารเชิงเขา เนื่องจากลักษณะธรรมชาติที่ต่างกัน ของแต่ละขั้นตอนการก่อสร้าง งานวิจัยได้แบ่งขั้นก่อสร้างเป็น 5 ขั้นตอน ได้แก่ งานฐานราก งานโครงสร้าง งานสถาปัตย์ งานเครื่องปรับอากาศงานไฟฟ้าและงานสุขาภิบาล ปัจจัยที่ทำการศึกษา แบ่งเป็น 2 ส่วนหลัก คือ ปัจจัยด้านบริหาร และปัจจัยเฉพาะ การศึกษานี้ได้ใช้การรวบรวมข้อมูลจากงานจริง มาเปรียบเทียบข้อมูล จากบัญชีรายการราคาค่าก่อสร้างประมาณการ ผลการศึกษาพบว่าปัจจัย ด้านการบริหาร ผู้ออกแบบ ผู้รับเหมาหลัก ผู้บริหารโครงการ (C.M.) ต่างก็ขาดประสบการณ์ เป็นปัจจัยในทุกขั้นตอนการก่อสร้าง สำหรับปัจจัย เฉพาะคือ ความลาดชัน ของสถานที่เป็นปัจจัยสำคัญ ในงานฐานราก งานโครงสร้างอาคาร เครื่องจักรที่ใช้อยู่ไม่สามารถดำเนินงานได้เต็ม ความสามารถและการปรับราคาของผู้จำหน่าย ของงานปรับอากาศไฟฟ้าและงานสุขาภิบาล ความล่าช้า ของการอนุมัติแบบ ดังนั้น ปัจจัยทั้งหลายเหล่านี้ ควรได้รับการพิจารณาดูแลอย่างรอบคอบ ระมัดระวัง เพื่อการบริหารงานก่อสร้างที่ดีได้

Result of the research found that during the execution the designer the main contractor and the C.M. all were inexperienced A factor in all phases of construction For the specific the slope of the hill along with the unevenness of the terrain are critical factors in the constructions of foundation and the building structures The available machines were not at full capacity and the price of electricity sanitary hardware Air-conditioned units were at the mercy of the supplier The approval of shop drawing submitted were so slow All of these factors were important and should be considered carefully in order to be a good construction practice.
